About Me

Giovi is the Founder of RAI Commercial Group, a specialized investment sales platform within Coldwell Banker Commercial Universal focused on retail, specialty-use, flex industrial, and development land assets across Houston and Texas, with select leasing assignments tied to owned and represented portfolios.

 

As an Investment Sales Manager and Commercial Real Estate Investor, she leads the underwriting, positioning, and execution of commercial real estate transactions with a disciplined approach centered on investor demand, capital strategy, and long-term value creation.

 

With over 14 years of experience in business development and wealth management, Giovi became licensed in commercial real estate to better serve the portfolios she was already managing. Today, her perspective is shaped by both advisory and ownership experience, allowing her to approach each assignment through the lens of disciplined underwriting, capital preservation, and defined exit strategy.

Unlocking Value from a Landlocked Deal

9+ Acres, 3 Owners, 1 Creative Solution

What began as a straightforward land sale quickly became one of the most complex transactions of my career—and one of the most rewarding.

The project involved the sale of 9 acres of commercial land in the high-demand Texas submarket of Northeast Montgomery County. But as we got deeper into due diligence, a critical issue came to light: the property was landlocked. Access was blocked by an adjacent 3-acre parcel whose out-of-state owner had previously refused to grant a roadway easement.

 

Most deals would’ve died there. But I don’t walk away from a challenge.

 

After a year of negotiations, setbacks, and countless pivots, I was able to structure a creative solution: the out-of-state owner agreed to sell the 3 acres to the seller. The transaction was structured in a way that triggered the roadway easement and protected all parties legally and financially.

The Result?

The original seller closed at full value and gained 3 acres on the front end of their property

The buyer gained both access and expansion frontage

And the previously uncooperative 3-acre owner walked away with a profitable, clean sale

This was more than just a land sale. It was a masterclass in strategic negotiation, patience, and creative problem solving. Deals like this are why I love what I do.
